Monarch Sells Eight Senior Housing Communities
Monarch Alternative Capital has sold eight senior housing communities totaling more than 1,100 units through a series of transactions.

Monarch Alternative Capital LP has completed the sale of eight communities from its senior housing portfolio through a series of transactions. The properties encompass more than 1,100 units across independent living, assisted living, and memory care. Monarch began acquiring the portfolio in 2021 amid COVID-19 disruption in the senior housing sector. The New York investment firm manages approximately $17 billion in assets and said the sales reflect its full-cycle investment approach.
Portfolio Built During Market Disruption
Monarch assembled the portfolio after pursuing a negotiated recapitalization with existing capital partners seeking liquidity. The firm had previously developed a relationship with an affiliate of the portfolio’s operating partner through a commercial real estate investment.
The transactions followed Monarch’s long-term view of senior housing fundamentals and its ability to provide capital with speed and certainty during acute pressure on owners.
Sales Process Draws Multiple Buyers
As the sector’s recovery took hold, Monarch launched competitive sale processes based on its view that investor interest would make the assets attractive to buyers. The eight properties were sold to a mix of purchasers, including a publicly traded health care REIT and a real estate private equity firm.

Active Ownership Through Exit
The completed transactions close a portfolio strategy that began with acquisitions during a period of industry disruption and progressed through active ownership to sale. Monarch focuses on corporate credit and real estate investments, with offices in New York, London, and West Palm Beach.
